EPC - Energy performance certificate
This legal requirement provides potential tenants an energy rating of the property and how efficient the property is. A certificate needs to be in place within 7 days of the property being marketed. The certificate is valid for 10yrs so need to worry about it once done.

Gas safety certificate
If your property has any gas supplied to it then a gas safety certificate will need to be carried out annually. Your tenant needs to have a copy of this when moving in or within 28 days of a new inspection. This a legal requirement for all landlords and must be taken very seriously.
